[WARNING BEFORE MOVING HERE]
Upon the first visit to the apartment complex, the management staff seems friendly and attentive, but this is just a facade. Once you become a tenant, they hardly respond to your inquiries. It appears to be a typical situation, where they feel that since you have signed a contract to pay them each month, they will do the bare minimum for you. I have tried to contact them several times, even following up on the same email chain multiple times, but to no avail.
Let me list a few things wrong with this place.
1.) You might think that moving into a gated complex will provide you with extra security, but the gates are frequently broken, I'd say 80-90% of the time, so don't rely on them.
2.) Random tow companies may approach you and threaten to tow your vehicle due to expired registrations or lack of parking tags, among other reasons. However, I'm pretty sure this is illegal. I did some research on Nevada laws, but since I'm not a lawyer, I may have misunderstood what I read.
3.) They are more concerned about residents bringing their empty valet trash bin inside every day than they are about dog owners who don't clean up after their pets. The lease agreement specifies a fine of $200-500 for not picking up after pets, but it seems that they don't enforce it. Consequently, there is dog feces scattered everywhere.
4.) They have implemented the Luxer One package system, which sounds great in theory. However, there is a communal locker that is supposed to be used for large packages or "overflow", but it seems that delivery drivers sometimes use it as a shortcut to avoid delivering packages to individual units. Unfortunately, I have had several packages stolen from this locker. When I asked the management about the security camera in the package room, they informed me that nothing is monitored. This means that anyone can steal packages from the locker with zero repercussions.
5.) I used to have packages stolen from my doorstep, but since installing a smart doorbell with motion recording, theft has not occurred again.
6.) Since I moved in, I've noticed an increase in trash around the complex.
7.) Last year, our building was scheduled to be pressure washed on a Tuesday/Wednesday, but it was cancelled due to rain. Although it was rescheduled a few times, it was ultimately never completed.
All that said, the maintenance staff are pretty timely with requests when you submit them.
DON'T LIVE HERE Very dirty community, pool is not cleaned, Jacuzzi is not cleaned, garbage everywhere, first they tell you one price for accommodation and then a couple of months later they add some additional fees, in the end you have to pay for the light in the pool in the gym and for the light in the office, for water in the pool, for gas in the barbecue area, First they say the pool is open 24/7, but then they close the pool at 10pm constantly broken gates, and a lot of other things. Fuc..n Zerzura…..
This complex used to be great! Recently I’ve noticed it’s falling apart. Not sure if it’s due to new management but I’ve noticed that people are leaving this community so fast. Someone in building next to me recently get broken Into from sliding door during broad daylight and the glass sliding door is still not fixed.
They will charge you so many unnecessary fees. The biggest fee
is the “$140 required” cox package this is automatically added onto your rent. They recently started to charge more for the valet trash living but my trash has gone over 4 days without being picked up. I’d rather just not pay for that service and take the trash out myself! Why offer a service and charge extra and yet you can’t even keep up with it.
Floors to most of the entrances of the units are disgusting with dark stains on staircases and floors. charge for so many amenities but can’t use any.
Main entrance gates always broken and go weeks without being fixed. There is no security here what so ever! All that money this complex makes and they have No security, makes no sense. I’ve witnessed homeless people roaming the units and one time they tried to enter into my friends unit.
Im so glad I did not renew my lease and will be moved out soon. They will raise your rent and add on more fees but make little to no improvements to the property. The declining state of this complex is concerning. I hope they can figure it out ASAP and find someone to take over and make the appropriate changes.

Lived at ZerZura for about 2 1/2 years.
This rating is based on its price range versus what you get, comparing it against the wholistic market of Vegas apartments I rate it about a 3.5.
Pros:
- Nice looking place.
- Sorta nice amenities.
- Near a lot of things and direct access to 215.
Cons:
- Price versus what you get is very outrageous, the price I paid for the carriage (1 bed 1 bath 1 car garage) apartment was equivalent to a brand new 3 bed 2 bath home with 2 car garage. Let alone the “full bath” they have is the size of a half bath lol.
- If you’re moving because it’s a “non-smoking” community, it’s not lol. Although advertised, the smells you’ll encounter when walking through the facility… lol you’ll learn fast.
- Although the cabinets and such look nice it’s IKEA quality, also if there is something broke (when I moved it there was a handle broke on a drawer), they will Jerry-Rig it to work.
- They don’t really negotiate on upgrades. In my apartment there was some stairs, I new the railing a very fragile, it broke, I requested maybe they replace it with a more durable rail. They proceeded to just add a bunch of mounts.
- the management seems very unorganized, when working with them to get updates on variety of mait requests, it took 5 phone calls throughout months and a bunch of in person encounters. All of which guaranteed they’d get back to me. Even the off boarding process for my move out there was no guidance, I sorta knew what I probably had to do. If someone were new, there would be no guidance.
- If amenities go down, expect months of delays before they’re back up and operational.
- If you want to have people spray for bugs (which you pay monthly for regardless), you have to notify the office monthly. Even though you pay for it (required) they don’t manage it.
If the gates go down… which they do a lot… expect weeks to months delay.
Exterior look: 4.5
Interior look: 3.5
Management: 2
Maintenance: 3.5
Amenities: 4 (when they’re working) otherwise 2.
Cost versus what you get: 2
The reason I am giving the 2, price versus what you get is flawed. They’re more than willing to charge you over 2K, but will try to go to the cheapest end for fixing. It’s like ordering an off brand item from Wish. Looks nice but functionally it is not all there.
